Today I will be continuing my moving series with a new blog on how to quickly sell your house in today’s market.
If you’ve tried to buy a home recently, you probably already know that the housing market is completely crazy. With everyone moving and more people working from home, the housing market is just wild.
So here are my three tips for navigating the housing market as a seller.
Never Ever List Your House if You Don’t Already Have Another Place to Live
My husband and I talked to our realtor as a joke in May and we accepted a full price offer 9 days later.
Don’t get me wrong it ended up being a blessing but we have been staying with family and friends ever since. Thankfully about two weeks ago we finally found a new apartment in Wyoming where my husband accepted a new job, but more on that later.
Know the Market
There is a difference between a buyer’s market and a seller’s market and it is important to know the difference so you can implement the best strategy to sell your home.
Buyer’s Market: This is when there are TONS of houses for sale and since the buyer has so many options in their price range, it is completely up to them which house they ultimately choose.
In a buyer’s market homeowners often accept offers that are less than they would have hoped because if nobody is biting, they are forced to lower their asking price.
If this is the case it is important to brush up on the staging basics because everyone knows a pretty, and clean house will look better in pictures and showings – and hopefully give you a better chance of accepting an offer more quickly.
Seller’s Market: This is when there are TONS of people trying to buy homes but literally nobody is selling their house. Because of this the buyer essentially has to settle for the first house that pops up in their price range.
In a seller’s market the homeowner can pretty much list their home for whatever they want because people are willing to overpay.
Find a Trustworthy Relator
This is such an important part of selling your home. Your relator will know the market, they will know what houses are selling for, they will know what paperwork you need to fill out, and they will know exactly what you need to do to get your home sold.
